This is a step by step decription of what happens after properties are purchased. The property will be rehabbed to support city, county, and state codes. This will assure clean and safe housing is being provided to the public. The property will then be taken over by a professional property management company. The property management company along with 3 Way Investment will perform tenant background checks, select the proper tenants, generate signed leases, conduct minor repairs, collect rent payments, and provide a monthly expense report to 3 Way Investment. 3 Way Investment L.L.C. will solely be responsible for the contractual agreement for this joint venture to be met. Our investor/you will received a residual monthly income, this income is generated from the interest owed. For example: if you invested $100K at 30%= $30k is your total interest amount. You would receive $2,500 every month for 1 year. After one year the total 30% interest will be paid, and the principle (100K) for the example above will be repaid in full at the end of the loan term. We have a program set up for renters to purchase the properties at the end of the loan term. We are also in the position to refinance the property which would also generate the funds needed to repay the loan, or we could get a equity line of credit. 3 Way Invest has several exiting techniques in place to assure repayment of the loan will occur on schedule.
